don@ambrosecapital.com

Don Ambrose founded the San Diego-based firm of Ambrose Capital Group in 1989.  As president and founder, Don focuses on providing a full range of financial advisory services to owners and operators of healthcare and senior housing real estate.  Engagements have ranged from advising on corporate recapitalizations to arranging financing for debt and equity needed to acquire, refinance and/or construct assisted living facilities, skilled nursing facilities, retirement communities and medical office buildings.  Given the complex nature of such financing requests, Don often relies on his long-standing personal relationships with many of the most active lenders in the industry to get transactions funded.

In addition, Don is a director and president of Del Mar Healthcare, a non-profit owner/operator of skilled nursing facilities.  His operational experience provides excellent insight into the needs of his clients.

Prior to founding Ambrose Capital, Don served as vice president of a Philadelphia-based financial services company that initiated a health care financing group to lend nationally.  Don opened the San Diego office to develop the company’s health care lending program in the Western States.  Prior to that, Don worked as a New York-based mortgage broker for a real estate company that owned income-producing properties and brokered income-producing real estate and mortgages.

Don’s early career includes operational expertise in the healthcare industry.  He served as an administrator, instructor and research associate in the US Navy health system.  He then served in various administrative capacities at Richmond Memorial Hospital in Richmond, Virginia.  His responsibilities included supervision of the directors of numerous inpatient departments, participation as a member of selected board and medical staff committees, development of a hospital-sponsored physician group practice, and the planning, construction, and opening of an ambulatory surgery center.  Later, he was vice president for corporate development for the holding company and administrator for a rehabilitation hospital managed by the corporation.

Don is an active member of several associations, such as the American Seniors Housing Association (ASHA), the Assisted Living Federation of America (ALFA) and the California Assisted Living Association (CALA).

Don received a Bachelor of Science in Economics and Business Administration from Albion College and a Masters in Hospital Administration from the School of Public Health at the University of Michigan, Ann Arbor.  He is a licensed real estate broker in the state of California.
